Capitol Gateway Project,
Washington, D.C.
Philip Franks led the design effort
for the project team of the Capitol
Gateway Project in Southeast
Washington, DC. The project area
around South Capitol Street consisted
of 8 industrially developed blocks,
where approximately 20% of the land
was vacant. These 60 acres of land,
with frontage on the Anacostia River,
provided an opportunity for a 24-hour
mixed use residential development
for 5,000 people with 840,000 square
feet of office space, 145,000 square
feet of retail, a 500-room convention
hotel, and a variety of open space and
waterfront related improvements. The
1,842 housing units planned included
low and high rise condominiums, with
20% of the units programmed for
affordable housing. This project was
a planning and development effort by
the Dravo Corporation to capitalize on
their excess waterfront land holdings at
this site.
